Lot Financing
Our local lenders ensure a smooth and hassle-free financing experience. Offering flexible options, the lot can be financed separately from the construction loan. Some clients prefer to purchase a lot in advance before they start the build of their home.

We offer full-service real estate services with access to all MLS listings. Along with our builder expertise, we can help identify any potential challenges with specific build-sites, utilities (well and septic or tapping into existing water and sewer), as well as specific architectural requirements for specific neighborhoods that may be required.

It is imperative that we identify a property that meets all of the requirements for your family. And then we design the home to fit the lot while taking into consideration the topography, views, walk-out, etc.

When the home is complete, we conduct a New Home Orientation. All aspects of your home will be demonstrated, so you understand how to operate and maintain. We walk through each room with you reviewing every appliance, fixture and detail ensuring the home meets your expectations.

Prior to Closing, your home will receive our white glove detailing and preparations for closing.  

Our one-year builder warranty provides peace-of-mind for your dream home. Our comprehensive Custom Care Program guide outlines important details, such as maintenance, troubleshooting, and user manuals.

Budget Considerations

From building plans to lot related items - we can help you plan for your dream home. Our team can assist you with establishing budgets and contingency funds so you are prepared for the expected - and unexpected.  

The Villagree Luxury Homes design team partners with you to create the home of your dreams. We can use your own plans - whether in a concept phase or complete.  

The floor plans are individually designed for each client, while incorporating lot specific features and other requirements into the overall design. Exterior elevations and renderings are based on your preferred architectural style.  

Our Engineering team conducts a thorough review, to include structural design, HVAC mechanicals, and roof and foundation systems. 

The price is primarily based on the square footage, allowing you to custom design a one-of-a-kind dream home.

There are expenses that are associated with each lot. Some items can be planned with an estimate provided in advance. However, there may be other costs that can only be fully identified at the time of construction, such as adverse soil or environmental conditions as examples. Establishing a contingency budget in advance provides peace-of-mind for unexpected building expenditures.  Below are examples of some lot-specific expense items:

  • Surveying: Property boundaries, easements, encroachments, driveway, etc
  • Soils: Testing and reports for foundation, septic system (if applicable), etc
  • Vegetation: Lot prep for vegetation removal
  • Water Management:  Retaining walls, excavation and grading, underground and surface drainage, erosion control, re-seeding, etc
  • Adverse Soils: Overdig, soil extraction, fill dirt import, excavation, non-standard foundation and footer design, caissons,  etc
  • Driveway and Walks: Surface material, excavation and grading, culverts, etc.
  • Landscaping and irrigation
  • Seasonal expense:  Weather-related conditions

HOA dues and submittal fees
Neighborhood requirements: Entrance monuments or lighting, entrance gates, etc 


Utility Connections (gas, water, electric, cable, internet):  Trenching, permits, tap fees, etc.
 Septic System: Testing and reports, design, system install, inspections, etc.

Financing Options

Villagree Luxury Homes has simplified the financing options for either the construction or purchase of a lot. 

We have partnered with local preferred lenders to provide straightforward lending options. The Construction Loan process is simplified, ensuring a seamless transition for your family.

Types of Loans

A lot loan provides financing of land where the new home is to be built. This option affords the opportunity to secure property in advance of designing or building your home.  

When the construction loan is in place, the lender will typically combine both loans into one for a simplified closing process.

The construction loan provides short-term financing for the build of your new home, while allowing you to include contingency amounts for unexpected expenses or upgrades.

You can also include budgets for landscaping, audio and media, and other amenities.  

Our preferred mortgage lenders can assist with financing your new home after the construction period is over.

Flexible options include Adjustable Rate Mortgage (ARM), fixed term (30 year, 15 year), as well as other options based on your specific requirements.

Short-term bridge financing can provide alternative options for your transition to a new property.  Utilizing equity in your current home, a bridge loan can provide funds to build your dream home.

We are living through exceptional times. Due to the COVID-19 pandemic, there may be delays or shortages of various building materials and products. Furthermore, the global impact of micro-chip shortages has impacted some of the electronic components, such as refrigerators, washers and dryers, and furnaces as examples.  These delays may impact the building timeframe.  Products and specifications may differ and be substituted accordingly.
